Avala is a new, modern business district in Tallinn. The area’s first office building was completed at the end of 2020. This means an increase of 10,000 m2 in the office space available for rent in Tallinn, with a further 10,000 m2 slated for completion in the first half of 2021. The 12-storey building is dedicated solely for office use. The first floor also houses a café, lunch restaurant and retail premises.

The property produces a third of the electricity it requires

Unusually, the business district produces about a third of electricity it requires. Its lighting, heating, cooling and ventilation are controlled via an automated system on the basis of consumption. The buildings are partly heated and cooled using ecological geothermal heat and heat pumps. In summer, cooling tapped from the geothermal system is used, or heat pumps are utilised in the cooling mode. For cooling peaks, the system is equipped with liquid coolers. A significant share of the electricity required by the area will be generated locally by a purpose-built solar energy park (about 1.1 MWh), which will be the largest in Tallinn. Thanks to its energy efficiency and sustainability, the office district has been granted the LEED Gold certificate. The property’s energy-efficiency value (eta) is 80 kWh/m2 per year.

Low noise levels swayed the decision

The property development company Kaamos Kinnisvara realised the project, for which Chiller delivered 121 Box fan coil units. Chiller was selected as the supplier on the strength of the high quality and energy efficiency of its products, achieved with application-specific dimensioning and smart automation. One of the main criteria for indoor conditions was low noise levels. The goal was to ensure that tenants can enjoy quiet, high-quality acoustical surroundings with the overall noise level remaining clearly below 40 dB(A).

In addition to technical properties, another feature that favoured the choice of Chiller’s fan coil unit was its new grille, which sits on the same level as the ceiling and blends in perfectly with the modern and polished appearance of the premises.
